Kim Ferraro is an independent mortgage broker based in Cranberry Township, PA, licensed in Pennsylvania and Connecticut, with 27 years helping families and investors close. kimthemortgagepro.com needed to do more than look professional. Buyers search for loan types and towns — FHA in Cranberry, mortgages in Wexford, VA loans in Pennsylvania — and a generic lender landing page does not rank for any of that. Digital Fire Creative rebuilt the site as a custom WordPress theme with MortgageBroker schema, NMLS disclosures, loan program pages, and county and town pages across PA and CT.

The Challenge

Most mortgage websites are lender templates: a rate widget, a bio, and an apply button. They rank when someone already knows the broker's name. They disappear when a first-time buyer types "FHA loan Cranberry Township" or "mortgage broker Wexford PA." Kim shops dozens of lenders, works files herself, and closes with a reputation her Google reviews make obvious. None of that was structured for search or AI. YMYL rules for mortgage content made it worse — NMLS numbers, program explanations, and local pages had to be accurate and citable, not a brochure with a form slapped on.

What We Built

A Custom Mortgage Site, Not a Lender Template

We designed and built a custom WordPress theme around Kim's brand: navy, clear CTAs, a payment calculator, Google reviews, Calendly, and a secure online application. The homepage is written for Cranberry Township and for the questions buyers actually ask. MortgageBroker schema, NMLS company and individual IDs, and consistent NAP sit in the template so every page sends the same local entity signal.

Conventional, FHA, VA, USDA, jumbo, second home, Non-QM, DSCR, and bridge each got a dedicated page, plus a Cranberry Township loan-programs hub. These are the queries that do not include her name. A first-time buyer comparing FHA to conventional, a veteran looking at zero-down VA, an investor asking about DSCR — those pages exist so Google and AI tools have something specific to cite, and so Kim is the next call.

Licensed in two states is not a footer line. We built state hubs for Pennsylvania and Connecticut, county guides across the Pittsburgh region and all eight CT counties, and town pages such as Wexford. Each page covers purchase and refinance in that market, links the right loan programs, and answers local FAQs. That is the same neighborhood-page model we use for realtor sites, applied to a mortgage broker.

kimthemortgagepro.com is live as an owned site with program pages, state and county coverage, a calculator, same-day pre-approval paths, and conversion on every page. Branded search already worked. This build is the structure to compete for loan-type and location terms from Cranberry Township to Connecticut. Rankings on those queries take time after launch, and the pages are built so search engines and AI tools can describe who Kim is and where she lends.

A lender template gives Google a person and a phone number. This site gives it loan products, towns, counties, two licensed states, NMLS credentials, and FAQs written the way borrowers ask them. That is what local SEO and AI search need to recommend a mortgage broker who is not a national bank. The reviews and 27 years are the proof. The page architecture is what makes that proof findable.
